Question for homeowners/potential homeowners..
We are getting the house ready to sell. Although the roof is in good shape it is old so we are going to replace it. How important would it be to you as a buyer that you'll have a new roof with architectural shingles versus three-tab?

Nothing will transform the curb appeal of a house like a new roof . There isn't much difference in the cost of an architectural shingle and 3 tab . Being a roofing contractor I don't even price 3 tab shingles anymore . The Buyers and their Bank will think a new roof is very important. Most Banks will want the roof to be less than 8 yrs. old .

For both houses I've bought, the age of the roof was specifically brought up by the Real Estate agents. It will be pointed out to buyers.

New roof is definitely a good selling point. I can't speak to the shingles like Randy can, just make it as neutral as possible to be appealing to the most people as possible.

If you are in agreement to a roof replacement at your expense, perhaps you should leave it and let the buyer suggest it. Then take care of it when it is discussed.
A new roof is usually something we list in "updates/upgrades" on a separate sheet that we attach to the listing for the Realtors and potential customers.
An "updates/upgrades" sheet is something I suggest to everyone as you are the only one that may know. They may not be something customers will notice without being brought to their attention. Go through every room and itemize every item that has been changed/updated or added/replaced. Never hurts.

I have only purchased 1 home that was pre-existing. It had a 15 year old roof that had a lifetime warranty that transferred to me (with a 30 year cap) so I was fine with that. I had the house in the family for 17 years. When we sold it, it still had the original roof as when I bought it. The new owner was doing massive exterior renovations (I had Cedar sidings, he wanted vinyl), and wasn't worried about the roof.
May cases sound like the exception, not the rule.

I've been a roofing contractor for nearly 25yrs.... I can count on 1 hand how many times we've put on 3-tabs in the last 15yrs.
Depending on the pitch of the roof, putting the right color laminate shingle can really improve the esthetics of a home. Some homes have a lot of roof "showing". It's a pretty good canvas sometimes. Obviously, protection from the elements is job 1 & typically goes without saying. However, appearance seems to sell.

Architectural shingles say "roof isn't stock - it's been upgraded/replaced".
Went with them this year - makes a huge difference, appearance=wise.
