If "Have a couple or three properties I want to look at" means you already know what you want to look at to buy, what do you want to pay a realtor 5% of the purchase price for? IMO, realtors just run up the cost of the transaction to cover their own azzes, and the only service they offer that is of any real value (unless you're pretty much clueless) is to locate prospects for you. Just find yourself a lawyer. You'll have to have one to close anyway, and he can look after you without involving a realtor.
