Hey guys. We're looking to move to VA (from PA). It's amazing how hard it is to find info about different areas when you haven't targeted a specific city/suburb. The deal is - we're open to anything C-ville and below - but not crazy SouthWest near TN or anything.
One of the things I've encountered so far is a bad HOA - that makes up it's own gun laws. I started a thread about this elsewhere, but wanted to start fresh here because this is no longer specific to the People's Republic of Lake Monticello.
So if anyone can give me some pointers of where to look based on this hit list... that would be great. Thanks.
- I have no need to be near a city (can work from home anywhere) so semi-rural is preferred. (Actually, Lake Monticello would have been perfect).
- I require high speed internet (cable or FIOS)
- A lake community
- Community ammenities would be nice - pool, etc.
- I don't mind an HOA as long as they don't write their own gun laws.
Checkout the Lake Anna area in Spotsylvania or Louisa County. Not that horribly far from C-ville and plenty of open land. You will be near some pretty nice Wildlife Management Areas as well. Not to certain about lake communities further south. Welcome to Virginia...you will be impressed with the southern hospitality down here.

You're describing the Smith Mountain lake vicinity, Franklin county.

The problem is any HOA structure can go crazy with its rules and given the general level of apathy in most communities you're basically powerless to do much about it unless it causes dislike among most of the residents.
I think you would be beter served by living near a community that has a lake/marina you can get a membership to and/or or join a pool/swim club, and have your home in a non-hoa area. That way you get access to the amenities you want with out the HOA in your shorts.
I would think near Lake Anna/Mineral VA you could likely find the above situation.
I just visited Smith Mountain Lake. It's a gorgeous place. I don't know the school system or where to go shooting down there. However, it's a nice area.

along the southern border near Emporia is Lake Gaston. Real good fishing there from what I hear. No large cities nearby and I believe land is still a reasonable price.

Well, since you're dead set against the "crazy southwest", you'll just have to settle for second best.
Maybe you ought to look just to the West of Charlottesville - in the Augusta County area. It is generally rural with good folks, has much less of the "University liberal" crowd that spoils Charlottesville and Albemarle County, and the climate is also nicer in my opinion. I'm sure there are several lakes and nice communities, although I know no specifics.

Gun-crazy? Me? I'd say the gun-crazy ones are the ones that don’t HAVE one.
Be Wary of HOA as they can (or think they can change rules) in middle of night. My HOA in Haymarket "Dominion Valley" did just that. All guns are now banned except for confines of ones home.
Well, since this has been revived, I'll fill you in... we ended up in Midlothian near Swift Creek Reservoir. Love it here! And they aren't making their own gun regulations on the fly.

Damn mama! Ya'll are right up the street from where I stay... I would prefer to back in Hanover. Like Black Creek, or somewhere AWAY from the city! HAHAHA
