At 400 lbs, this is doable by a couple of guys (whether it's you or them). I've used a good heavy duty hand truck with straps to lower my gun safe (~600 lbs) down about five steps before. Lean it back and make sure the guy below has some Spidey-moves and you should be good.

I was actually quite impressed - this was my first gun show since moving up here a year ago. Hate that this was the end for them at this venue.
